Next, we curate a team of project professionals that align with your brief, focused on securing Resource Consent, Building Consent, EPA Approval, and your complete set of construction drawings. We’ll navigate the ins and outs of dealing with council and make sure your applications are approved.

STAGE THREE: PROJECT EXECUTION

Whether you're planning to put your project out for tender or you already have a builder in mind, we'll work with you to secure your contractor. From there, we monitor costs and critical milestones throughout the build ensuring your project is delivered on time and on budget. If you are taking your project to market we will assist in marketing and sales, working to achieve the best possible return on your investment.

Stage two: PLanning.

Brief development

Every project is initiated with a comprehensive brief document that outlines the project parameters, your vision and objectives to ensure every consultant and contractor on the project is well informed and has a clear understanding of expected outcomes.

Design

We work with you, your appointed architect and all relevant consultants to deliver:

  • Pre-Design Surveys

  • Concept Design (Basic Design)

  • Preliminary Design (We put the concept to the test, refining its shape, functionality, and projected project cost for greater clarity. Resource Consent may be lodged following this stage)

  • Developed Design (Further refinement of drawings)

  • Detailed Design & Documentation (Detailed drawings, schedules and written specifications are produced ready to be lodged with council for Building Consent)

We facilitate the consenting process by working closely with your designated planner and architect to lodge your consents with council. Where needed, we can organise a preliminary pre-application meeting to assess the viability of your project before formal submission.

While it’s important to note we aren’t project managers, we will work with your project team to track critical milestones and keep everything running to programme. We act as the main point of contact for your contractor, resolving any issues together to make sure your development journey is as enjoyable as it is stress free.

Snagging

We meticulously assess all the work carried out, working to exceed your expectations upon project delivery. Should any issues arise, we address them with the contractor, and compile all documentation related to your property, ready for a seamless handover. .

Marketing & sales

If you're taking your project to market, we can help in appointing an exceptional real estate agent, skilled photographers, and stagers to secure the optimal price for your property. For more extensive developments (especially for developments going to market off plans), our design and rendering teams are poised to create compelling brochures and captivating marketing materials to showcase your project.
